Accessibility Policies

What You Need to Know

1. PAYMENT DUE – All rental monies are due according to the payment schedule terms disclosed through the portal in which the home was booked. (ie. VRBO, Houfy, Website, Expedia, etc.)


2. CHECK-IN & CHECKOUT – Check-in is at 4PM and checkout is at 10AM. An unauthorized late checkout is subject to extra rental charges at the rate of $100/hour after a 30-minute grace period. Guests may arrange for an additional night in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. Late check-out or early check-in must be arranged with the Property Manager in advance to avoid any late checkout fees. Please checkout promptly, the cleaning crews have a very short time window to prepare the home for the new guests.


3. MINIMUM AGE REQUIREMENT - You must be at least 25 years old to rent the cabin, and the person renting the cabin MUST BE one of the guests who remain with the rental party throughout the stay. If this rule is not followed, all guests will be evicted immediately with no refund of rental monies paid. Guest who initiates the rental will remain responsible for all other guests, children, or visitors during occupancy of the property.


4. STORMS, EARTHQUAKES, PANDEMICS, ACTS OF GOD – There are no refunds for storms, earthquakes, pandemics or any acts of God, even if a mandatory evacuation or lockdown is ordered. (Renter may obtain 3rd party renters protection or travel insurance. Renter assumes the risk.)


5. ACCIDENTAL DAMAGE INSURANCE – Renters will be completely responsible for any and all damages to the home or property caused by Renters, or Renter’s guests, whether accidental or due to Renter’s negligence. The SafelyStay, Inc. Property Damage Protection (PDP) Fee includes up to $1,500 of accidental coverage for contents damage and up to $100,000 coverage for accidental property damage and bodily injury. Any deductible or minimum claim amount will be the responsibility of the Guest, and the owners will process using the form of payment on file for Guest. The PDP Fee is as follows: $94 per stay. Coverage excludes stays over 29 nights.


7. CONDITION OF PROPERTY – Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved “sight unseen.” Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any discount or refund. Owner will make every effort to have these items repaired should they not work during your stay, but they do not guarantee that they will be repaired during Renters occupancy. When you arrive, if you find that the house was not cleaned to normal standards, please notify the Property Manager immediately. We will do our best to have tradesmen attend to the problems, but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house. The Renter agrees to hold the Owner and Property Manager harmless from any liability for the condition of the house. Due to the nature of beach or pool properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.


8. HOUSEKEEPING SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included. Should you arrive and have issues with the cleaning, please contact the owner as soon as possible. If you wait more than 24 hours to notify us of the problem, we will assume the problem is a result of your stay. We will make every effort to resolve the problem asap. There is a washer and dryer for your use, and there will be a small supply of laundry detergent for your use during your stay.


9. CLEANING & REPAIRS – All homes have cleaning added in the total rent. Please note that cleaning does NOT include dishes and cooking utensils. If additional cleaning is required after you leave, it will be charged to your credit card. Renter agrees to keep the house, furniture, furnishings in good order. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of the Rental Agreement, and is strictly prohibited. Renter is responsible for the cost of replacement of any damage to furniture or premises and replacement of missing items.


10. RIGHT OF ENTRY OF PREMISES – With Renter’s permission, which is hereby given, Owner or Property Manager may enter the premises during reasonable daylight hours without securing prior permission from Renter, but shall give Renter ample notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. Guests agree that owners and caretakers reserve the right to enter the rental property at any time to investigate disturbances, check occupancy, check for damages, or make repairs as owners and caretakers deem appropriate with advance notification. Of course, this would be in extreme situations and not the norm. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the promises at any time without permission of Renter for the purposes of making repairs to alleviate such emergency. If Renter abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Renter’s property. 


11. TOWELS BED LINENS – The Owner has provided towels and bed linens. Lost or accidentally taken towels will be charged at $15 per towel. Any unused beds will be left as found. Leave the USED beds unmade and used towels on the bathroom floor.


12. ASSUMPTION OF RISK – No lifeguard is on duty. Accordingly, persons using the pool, do so at their own risk and the owner assumes NO responsibility for accident or injury. No one should swim alone. Renters will hold the Owners and Property Manager harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters’ negligent acts or omissions. See disclaimer below.


13. CHILD PROOFING – Guest understands that NO special efforts have been made to “childproof” this house and accept the risk of harm to any children they allow on the property. These risks are not limited to, but include animals, fireplace, pool, cleaning supplies in the house and plants in the house, patio or on the property/street, that might be poisonous if ingested.


14. SAFETY - Guests must exercise extreme caution and completely monitor minors and themselves while in or around the property. All recreational activity on or off the property shall be done at the Guest's own risk. This shall include, but is not limited to: Hiking on the property, using stairs inside or outside the home, approaching or viewing wildlife, camp fires, etc.


15. FURNITURE – Furniture should not be moved with limitations to pulling out pull out bed in living room and chairs on the main floor. All furniture must be returned to its original location on Guests’ departure or an additional charge will be made.


16. MISSING ITEMS – Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after each Guest departs and notifies the Owner/Property Manager of any missing items. Property Manager will notify guest in the event that items were inadvertently taken and provide guests the opportunity to return missing items.


17. FIREPLACE – The fireplace is operable during colder months, October through March. The fireplace is a gas fireplace and has an easy to use knob located on the left side of the mantle. Please do not leave the fireplace on while you are not in the living room area. Please do not let children play with the usage of the fireplace. DO NOT put wood in the fireplace.


18. WATER AND SEPTIC – This house is on a septic system.  The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper, including, but not limited to, feminine products, paper towels, baby wipes, flushable wipes (they are not flushable for septic no matter what the package states).  If it is found that anything other than toilet paper has been flushed and clog the septic system, you will be charged for damages.


19. FIREARMS AND FIREWORKS - The use of firearms including, but not limited to, BB or pellet guns, fireworks, firecrackers, or explosives of any kind are strictly prohibited inside or outside of the house. We are surrounded by trees! We also love any animals that are around, so no hunting.


20. USE OF SECURITY CAMERAS – Renters understand and accept that the property does have outdoor surveillance cameras that view the driveway and parking pad, as well as the doors. Cameras are for property protection. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras in the house. Do not tamper with the cameras and keep the nest range extender plugged into the wall. Do not disconnect or turn off the Wi-Fi. Subject to immediate eviction.


21. PERSONAL PROPERTY – Guest understands that any personal property of and used by Guest is not insured by Owner/Property Manager and they are not responsible for any lost, stolen or missing property of the Guest or property of the Guest after checkout. If property is found, Owner/Property Manager will return items left behind by Guests. The cost of shipping or returning the items is that of the Guests.


22. ACTS OF GOD/ NOISE/STORM & ROAD CONDITIONS –The owners will not be liable for events out of their control, including but not limited to: Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather, disruption of electricity, television, or internet service, road repair, construction noise, etc. No refunds or discounts will be given for storms or road conditions. Mountain roads can be curvy, rough, and steep. Be careful. Any damages are your responsibility. Please keep in contact with the owner if dangerous conditions are anticipated and we will work with you to rebook your vacation at another available date.  


23. RESPECT FOR NEIGHBORS/NO PARTIES – This is not a “party” house. The Renter must be 25 years of age to book this Vacation Rental. We are located in a quiet community and is the only rental cabin in the community. Please be respectful of the neighbors when you are outside. We request that you respect a rule of reasonable quiet time from 10pm EST to 9am EST when you are outside. No parties or events are allowed.  If it gets too rowdy and the police show up, you will forfeit any amounts paid, and all guests will be evicted immediately. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on Guest List) must be disclosed at the time the reservation is made and is subject to Owner’s/Property Manager’s advanced approval. Prom parties, fraternity, sorority or bachelor parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exceptions.


24. TV/INTERNET - The TVs are all smart TVs. No pay programs should be charged to them. Don’t forget to log out of any apps that you log into. Please do not change the TV or DVR connections. Do not unplug or disconnect any of the wires. Sometimes the weather affects the reception / WiFi, so no refunds will be made in this case. If the TV isn’t working, please unplug it for a minute, then plug it back it, that usually resets it.  Free wireless internet is available; you may not disconnect the internet for any reason. Disconnection of the internet at any time is grounds for eviction with no refunds.


25. WILDLIFE AND PESTS - We do have scheduled exterminator services, however you are in the mountains, so there are pests and wildlife all around, and it is to be expected. During all seasons, but especially during the Spring and Summer, black bears tend to forage for food in trash cans. Guests need to remain aware that even if a bear or other wild animal does not appear aggressive, the animal should be considered dangerous and should never be approached, fed, or teased. To minimize the risk of injury, food should not be left outside and garbage bags should be secured in closed garbage containers. Because the cabin is located in the mountains, Guests can anticipate encounters with wildlife including, but not limited to, deer, raccoons, snakes, bugs of various types, wasps, yellow jackets, hornets, ants, etc. Guests should prepare for these encounters, never approach wildlife, and always exercise extreme caution. Guests should remember to look into trees and along the roof of the home to insure no nests or other concentration of said insects are located nearby.


26. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of all amounts paid, including the deposit and/or rental money, and the party will be evicted immediately. There are no subleases permitted.


27. NON-SMOKING – This is a NON-smoking vacation rental. Smoking is absolutely prohibited within the entire premises. This includes smoking cigarettes, cigars, pipes or any other smoking device. Evidence of smoking such as the smell of cigarettes, marijuana, vape, or cigars inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts, Filters, furniture and draperies. Violation of the no-smoking policy will result in forfeiture of the full security deposit and damage liability of up to $2,500 for any discovered damage to furniture or odors.


Smoking is permitted on the porches, but you must dispose of cigarette butts properly. This means, DO NOT throw them over the deck or in the yard, we don’t want to see your butts. There are ashtrays for this purpose. All ashtrays must be emptied and cleaned before your departure if you use them. 


28. NO PETS - Absolutely NO pets or service animals are allowed at this property at any time. If an unauthorized pet is on the premises, the guest will be assessed a fine of $1000, and will be asked to leave immediately. Damage or cleaning attributable to pets shall be the responsibility of the guest.


29. MAXIMUM OCCUPANCY - The maximum occupancy for this home is 11 people. Please adhere to this rule. If there are more people than allowed to sleep in this home, you will be fined an additional fee of $250 per additional person. Infants under the age of 2 are not counted.


30. PARKING – There is enough room to comfortably fit SIX regular sized vehicles on the gravel parking pad. Vehicles are to be parked on the parking gravel only. Parking on the road is not permitted. Any illegally parked cars are subject to towing and all applicable fines/towing fees are the sole responsibility of the vehicle owner.
